The Residences at Mandarin Oriental, Miami Rise on Brickell Key's Original Site

Mandarin Oriental's original Miami hotel closed permanently on May 31, 2025, after 25 years as Florida's only Five-Star spa hotel and the city's only true private-island hotel. The 23-story tower on Brickell Key was demolished by controlled implosion on April 12, 2026, a genuinely dramatic end for a property that helped define Miami's luxury hotel scene at the turn of the millennium.

In its place, Swire Properties is building The Residences at Mandarin Oriental, Miami, a two-tower project designed by Kohn Pedersen Fox. The plan calls for a 66-story South Tower with 228 residences and a 34-story North Tower combining 70 residences, 28 Hotel Collection residences, and a new 121-key Mandarin Oriental hotel, positioned as the brand's future flagship in North America.

Groundbreaking is anticipated in late 2026, with completion targeted around 2030. For a brand whose Miami hotel helped establish Brickell Key as a luxury address in the first place, the scale of what's replacing it suggests Mandarin Oriental sees this less as a rebuild than a genuine reinvention of what its Miami presence can be.
